Concrete Floor Coating for Working Businesses
Commercial epoxy floors protect concrete that takes far more punishment than any home garage. In Fort Lauderdale that includes warehouses and distribution bays near the port and airport, marine service shops and boatyards, auto and golf cart service centers, restaurant kitchens, breweries, gyms, salons, retail floors, medical and office back rooms. The right commercial epoxy flooring seals the slab against spills, makes it easy to clean, brightens the space and can mark aisles and safety zones in the same coat.
A local economy built on boats, cargo and visitors
Fort Lauderdale is home port to around 42,000 boats, with roughly 100 marinas and boatyards, and Port Everglades, partly in neighboring Dania Beach, moved more than 1.1 million TEUs of container cargo in fiscal 2025 and is a major fuel port for South Florida. Fort Lauderdale-Hollywood International Airport sits next door too. That mix means a lot of industrial floors: shops that see fiberglass dust, bottom paint, fuel, hydraulic fluid and salt water; warehouses with forklifts and pallet jacks; and service businesses where floors are hosed down every day. Each of those calls for a different build and topcoat.
Matching the system to the work
Dry storage and light carts are often well served by solid-color epoxy under a tough topcoat. For forklift traffic and heavy loads, we move to a thicker build of 100% solids epoxy. Where chemicals sit on the floor, such as fuels, solvents, cleaning agents or food acids, we pick a topcoat rated for those exposures. For kitchens and wash-down areas, we can add grit for traction and cove the floor up the wall so water cannot sit at the joint. Bay doors that let in strong sun call for a polyaspartic or urethane top layer that is UV-stable, which prevents yellowing.
Concrete condition and moisture
It is common for commercial slabs to hold years of oil, sealer, old paint, curing compounds or failing coatings. We test and grind until we reach sound concrete, then repair cracks, spalls and broken joints. Moisture testing is just as important on commercial work as at home. Many buildings here sit on slabs at low elevation, and the city overall has an elevation of only about 7 feet, with a wet season from May through October. A coating on a slab with high vapor emission can blister across a large area at once, which is expensive to fix. The test decides whether we use a moisture-mitigating primer.
Keeping your business running
Downtime costs money. We plan commercial work in sections, at night, over weekends or during slow periods so you can keep operating. Bob Vila notes that with polyaspartic, a business might be closed for as little as a day or two, and a fast-cure topcoat can shorten the time a section is out of use. We walk the space with you before the quote to plan staging, dust control, ventilation and the order in which areas go back into service. For occupied buildings, we can talk through odor and dust controls with your property manager.
Safety markings and layout
A new coating is the easiest time to add lines and zones. We can lay in aisle striping, forklift lanes, pedestrian walkways, no-go areas around equipment and color-coded work zones, sealed under the same topcoat so they do not wear off the way floor paint does. Bright, light-colored floors also reflect more light, which can make a dim warehouse or shop easier to work in.
Food, health and wash-down areas
Restaurant kitchens, breweries, commissaries and other wet spaces have their own needs. Floors there are washed daily, often with hot water and strong cleaners, and they see grease, sugars and acids from food. Bare or painted concrete in those areas tends to pit, stain and hold odors. A seamless, sealed coating with an integral cove base leaves fewer places for grime to hide and is easier to clean thoroughly. Slip resistance is just as important, because a wet, greasy floor is a hazard for staff. We choose the texture with your cleaning routine in mind: enough grip for wet shoes, but not so rough that a mop cannot clean it. Drains get special attention, since the floor should slope toward them and the coating should finish neatly at each drain body. If an inspector or landlord has specific requirements, share them and we will build them into the scope.
Associations, landlords and approvals
Many commercial tenants need landlord sign-off before a floor coating. Some marina and condo-hotel properties have their own rules on work hours, noise and equipment. Tell us what applies when you call, and we can provide product information and a written scope for whoever needs to approve it. If the work has to happen in a narrow window, such as between tenants or during a seasonal closure, tell us early so we can plan crews, materials and cure times around that date. Commercial Coating Systems
We match the build, topcoat and texture to the traffic, chemicals and cleaning your floor sees.
100% solids epoxy
A thick, high-build coating for forklifts, pallet jacks and heavy loads.
Chemical-resistant topcoats
Top layers chosen for fuels, solvents, oils, cleaners or food acids, depending on the space.
Slip-resistant textures
Grit in the top layer for kitchens, wash bays, ramps and wet work areas.
Integral cove base
Coating carried up the wall in a curve so water and debris cannot collect at the joint.
Line striping and safety zones
Aisle lines, lanes and color-coded areas sealed under the topcoat.
Moisture-mitigating primers
Primers for slabs with high vapor readings, used when testing calls for them.
Phased and after-hours work
Sections done at night, over weekends or in phases to limit downtime.

Typical Commercial Coating Costs

Commercial Epoxy Floors Questions
What should a business budget for commercial epoxy flooring?
For 100% solids systems on commercial and industrial slabs, HomeAdvisor gives $12 a square foot and up. Prep, repairs, chemical-resistant topcoats and after-hours scheduling all affect the price, so we quote after a site walk.
How much downtime should we plan for?
That comes down to floor size and the system. Fast-curing polyaspartic topcoats can return an area in about a day, and we can phase work so only part of the floor is out at a time.
Can you coat a marine or boat repair shop floor?
Yes. We pick a build and topcoat that handle salt water, fuels, solvents and the dust that comes with hull work, and add texture where the floor gets wet.
What is the difference between a commercial and a residential coating?
Commercial systems are usually thicker and use topcoats rated for chemicals and heavy wheels. They may also include cove base, striping and slip-resistant texture that a home garage does not need.
Do you work at night or on weekends?
Yes. Many commercial projects are scheduled after hours or in phases, and we plan that with you before the quote is final.
