Warehouse Concrete, Gallery Finish
Epoxy flooring in Flagler Village tends to go into rooms that started life as something else. The neighborhood just north of Las Olas and downtown Fort Lauderdale was once an industrial warehouse district. Around 2003, Doug McCraw bought four blocks of those warehouses, some of the last industrial buildings preserved in the city, and created FATVillage, an arts district that WLRN reported held nine studios, three galleries and two theaters about a decade later. Old industrial slabs are tough, but they bring baggage, and that is where our prep starts.
What old industrial floors hide
Warehouse concrete can carry decades of oil, machine anchors, adhesive from old tile, and patches poured at different times. Before a decorative coating goes down, we:
- grind away contamination and old adhesive,
- cut out and fill anchor holes and spalled spots,
- check joints to see which ones move,
- test moisture, because a lot of older slabs have no vapor barrier beneath them.
Finishes that suit a creative space
Galleries and studios usually want the floor to stay out of the way of the work. A solid gray or warm white in satin keeps light even and makes the walls the focus. A metallic epoxy can give a lobby or front room a molten stone look. For a maker space with paint, resin or clay, a thicker chemical-resistant system takes spills and scraping. Seamless coatings also skip grout lines, so dust and pigment have nowhere to collect.
Busy district, tight schedules
The area has changed fast. Wikipedia notes more than forty housing developments planned since 2017 and about 1,000 multifamily apartment units in FATVillage alone, and Flagler Village now has a Brightline station. For a business, downtime costs money. Fast-cure polyaspartic systems can let a small storefront reopen the next day. Bigger rooms can be split into phases, or done over a weekend, so you keep working.
Event floors
The monthly Last Saturday art walk brings crowds through galleries and studios. Floors that see a few hundred feet in one night need a topcoat that resists heel marks and spilled drinks, plus some texture near entries where people track in rain during the wet season.

Flagler Village Questions
Can you coat an old warehouse floor in Flagler Village?
Usually, yes. Industrial slabs are often strong, but they need serious grinding to remove oil, adhesive and old coatings. We also test for moisture because many older floors lack a vapor barrier.
Which finish suits a gallery?
Most galleries choose a solid neutral color with a satin or matte sheen so the floor does not compete with the art or throw glare under track lights.
How long will my studio be closed?
It depends on the size and the system. Small spaces with a fast-cure topcoat can often reopen the next day. Larger rooms can be done in sections or over a weekend.
Do you coat condo or apartment garages in new buildings?
We quote shared garages and storage rooms when the building's management approves the work. Their rules on noise, hours and access come first.
