About Fort Lauderdale Epoxy Flooring
Fort Lauderdale Epoxy Flooring applies resin coatings to concrete slabs. Our work includes garages, flake and metallic floors, polyaspartic systems, shop and commercial slabs, pool decks and patios across Fort Lauderdale and the Broward County towns around it. Concrete is the only thing we coat. Wood, tile, vinyl and pavers are outside what we do.
A floor here has to deal with water from below, water from the side and sun from above. Slabs sit only a few feet above the water table, the wet season runs for half the year, and UV pouring into an open garage or across an uncovered deck breaks down coatings that were never made for UV. Our job is to pick a system that suits the slab, the room and the exposure, and then put it down in weather that lets it bond.
How a job runs
- The visit. We come out, measure, and look at the whole floor: stains, old paint or sealer, cracks, spalled joints, low spots and any trace of water creeping in beneath the door.
- The test. Before any recommendation, the slab gets a moisture reading. The reading decides the primer, and sometimes it tells us a coating is the wrong answer.
- The quote. Your price arrives in writing and lists the system, the prep method, each coat and the total. If the scope changes later, the change is written down for you to approve before we do it.
- The prep. Bare, sound concrete is what a coating grips. We diamond grind the floor, take off failing coatings, and fill cracks and chips before the first coat goes down.
- The weather check. Before every coat we read the air temperature, the humidity, the dew point and the slab temperature. When those readings are off, we hold for a better window instead of trapping moisture under the film.
- The handoff. We tell you when the floor can take foot traffic, when furniture or stored items are safe to return, and when a car can roll in, based on the product used and that day's conditions.
Problems we flag early
Some slabs have problems a coating cannot fix. If water comes through the floor after storms, if a crack keeps moving, or if a section has settled, you hear it from us before any money goes toward a floor. Condo and HOA owners often need written approval before exterior or common-area work, and we can give you the product details your association asks for.
