River on One Side, Waterway on the Other
Epoxy Flooring in Rio Vista starts with geography. This neighborhood of more than 1,000 homes runs from Federal Highway east to the Intracoastal Waterway and from the New River south to SE 12th Street, so water frames it on two sides. Its name means "River View" in Spanish. All that water nearby keeps the ground damp and the air heavy, and it shapes how we prepare and coat a garage, a covered patio or a pool deck here.
Two building waves
Rio Vista grew in bursts. Mary Brickell recorded the first plat, and by February 1923 the local paper reported a boom, with more than 5,000 feet of sidewalk laid and streetlights in. The 1926 hurricane ended that run, and building picked back up after World War II, when servicemen who had found the area during the war came back to settle. W.F. Morang & Sons also dredged canals and built roads and bridges for the Rio Vista Isles section in the 1920s. The result is a patchwork of slabs from very different decades, so we judge each one on its own.
What tidal ground does to concrete
When the water table sits high, moisture travels up through a slab and pushes against any coating from below. It shows up as blisters, a white haze or peeling, often months after a cheap job. Every Rio Vista slab gets a moisture reading. Normal readings get our standard primer. High readings get a moisture-mitigating primer made for damp concrete. Very high readings get a straight conversation before any money changes hands.
Shade, leaves and the back patio
Tree-lined streets are a big part of Rio Vista's character. Under a heavy canopy, outdoor concrete stays wet longer and can grow mildew. For a lanai or covered patio we lean toward a textured, nonporous topcoat you can hose off, in a shade that hides tannin stains from fallen leaves.
Garages close to the boat
With the river and the Intracoastal this close, many garages hold lines, fenders, coolers and fuel cans. Flake under a chemical-resistant topcoat handles drips and salt residue far better than garage paint or a one-coat kit, and it keeps clean-up to a quick mop.

Rio Vista Questions
My Rio Vista house dates to the 1920s. Does that change the floor plan?
Often. A slab that old may have no vapor barrier and may carry decades of patches. We grind to open the surface, repair cracks and test moisture. Expect a larger prep line on the quote than for a newer home.
Why do some garage coatings near the New River bubble?
Usually it is moisture vapor rising through the slab, or a coating laid over a dusty or sealed surface. Testing and mechanical grinding deal with both. We do not acid-etch and simply hope it holds.
Can you coat a covered patio under big shade trees?
Yes. We clean and grind the surface, treat any mildew, and finish with a textured topcoat that is easy to rinse. Lighter, mottled flake blends hide leaf stains well.
Is a postwar slab easier to coat than a 1920s one?
Often, but not always. Postwar slabs vary a lot, and many have been added onto over the years. We judge by testing, not by the year on the deed.
