A Village Around an Old Rock Pit
Epoxy flooring in Lazy Lake is about as local as our work gets. The village is the smallest incorporated municipality in Broward County by area, about 0.023 square miles, and is completely surrounded by Wilton Manors. Its only road is Lazy Lane. The 2020 census counted 33 residents in 8 households. Builder Hal Ratliff started the community in 1946 around an old rock quarry that later filled with water and became the lake.
Concrete from the first postwar homes
Architect Clinton Gamble designed the original houses, and the village began with 13 homes on 13 acres, the most its charter allowed. Many slabs here date from the late 1940s and 1950s. Concrete of that age may lack a vapor barrier and often carries old paint, patches and stains. We grind to clean, open concrete, fix cracks with a filler that bonds to the system, and run a moisture test before we commit to a primer.
Low ground beside a quarry lake
Wikipedia lists the elevation at about 3.3 feet. A water-filled quarry this close to the houses means the water table is never far below a garage slab. Vapor pushing up from below is the main reason coatings blister on low ground, so the moisture reading drives our product choice here. On a damp slab, a moisture-mitigating primer is money well spent.
Patios that face the water
Back patios and lakeside slabs take sun, splash and the occasional mildew bloom. A light flake blend with a textured, UV-stable topcoat stays cooler underfoot and hides water spots. We detail the outer edge where the slab meets grass or rock so water and roots do not lift the coating.
One lane, careful logistics
With a single road and so few homes, a crew truck is noticed. We park on your driveway, keep the grinder's dust under control with vacuum extraction, and finish in as few days as the system allows.

Lazy Lake Questions
Do you really work in a village this small?
Yes. A single garage or patio is a normal job for us. We schedule the work around your neighbors' access on Lazy Lane and keep our truck on your driveway.
My home dates to the late 1940s. What prep should I expect?
Usually full grinding to remove old paint and stains, crack repair and a moisture test. Older slabs often need a primer made for damp concrete.
Why does a lakeside slab need a moisture test?
Ground beside a lake holds water close to the surface. Moisture moving up through the slab can push a coating off, so we take a reading first and pick the primer from it.
Can you coat the patio by the lake?
Yes, provided the concrete is sound. A textured, UV-stable finish goes on, and the edges are sealed against water getting underneath.
